What is Renters Insurance?

Renters insurance cover multiple things for policy holders, namely renters? Renters insurance protects the contents of an apartment or rental house. It may even protect the living space itself (i.e. the structure). It may also cover you against liability claims, such as someone being injured while on your rental property.

Components of Renters’ Insurance

There are many components of a renters policy. They include the following:

  • Personal Property (i.e. personal belongings)

Personal Property Protection

You have a lot of money invested in your personal property, and it’s worth protecting. This protection covers loss or damage to your belongings.

Family Liability Protection

Scheduled Personal Property

What Are the Qualifications for Renters Insurance?

Qualification for renters insurance may vary on insurance company, what your renters insurance coverage needs are, and more. We recommend you speak to an experienced renters insurance agent.

For Broward, Dade and Monroe counties:

  • All residences 2nd floor and above, including risks on Barrier Islands, are eligible.

  • All residences on the first floor, including single family homes, if located more than 1 mile from Coastal Waters are eligible.

Remainder of the State

All residences are eligible regardless of the distance to Coastal Water in any direction.

Dwelling Requirements

  • Maximum/Minimum Values $15,000 to $300,000.

  • Replacement cost on contents is available.

  • Maximum Liability $300,000

Ineligible Dwellings

  • Commercial or Farm exposures and non-incidental business on the property

  • Dormitory rooms.

  • More than four unrelated individuals in the household.

  • Military Barracks.

  • Camper Trailers.

  • Live-a-board boats.

  • Adult Daycare/Homecare/Assisted Living

  • Nursing Homes

  • No individual insured under the renter’s policy can have ownership in the dwelling being occupied

Additional Requirements

  • Minimum $500 deductible

  • Renters policy must not be written in addition to a Homeowner or Condo policy on the same property, for a child or relative unless there is a guest house, in-law arrangement or separate living quarters on the property. Agent must provide a narrative and secure documentation (such as a lease agreement) describing the living situations that requires renters and homeowners coverage on the same property.

Insurable Interest / Occupancy

  • Unrelated occupants may be written on the same policy as long as all occupants are tenants listed on the signed lease agreement and are listed as the named insured.

  • Copy of the lease agreement must be maintain in the customer file

  • Unrelated Occupants require separate policies unless Additional Insured – Non-Relative endorsement is added

Dog Exposure

  • All dogs in the household must be fully developed. If a dog is a mixed breed, all breeds in the mix must be listed.

  • Risks with dog bite history are unacceptable for renters insurance.

  • "Pit bull" breeds (American Pit Bull Terrier, American Staffordshire Terrier, Bull Terrier, English Bull Terrier, Pit bull, Staffordshire Terrier), Chow, Dobermans, Huskies, Rottweiler, Presa Canario, Akitas and Wolf hybrids are unacceptable.

Earthquake Coverage

Earthquake coverage is not available on a renters policy for either new business or as an endorsement to existing business.

Barrier Islands

All residences on the first floor on a barrier island are ineligible for renters insurance, regardless of the distance to Coastal Water in any direction.

A barrier island is any land formation running parallel to the mainland that is considered to be most exposed to the effects of cyclone winds. Barrier islands very often constitute the outer land mass of the inter-coastal waterway.

Coastal Waters: Where a barrier island exists, distance from coast is measured from the landside shore of the inter-coastal waterway, which includes the landside shoreline of bays, harbors, and inlets. Where no barrier island exists, distance from coast is measured from the shoreline, which includes the shoreline of bays, harbors, and inlets.

Following is the list of the most common barrier islands with residential property. This list is to provide clarification for the most common areas; however, it is not intended to be all inclusive. Some land masses not listed below may be ineligible.
